One of the most beloved veterinarians in the New York City metropolitan area has outgrown his current 1,600 SF facility. Together with his wife, who is the Business Manager, they found an existing building in the heart of the Bronx that provides enough space for the expansion of their current operation plus contiguous space for the future expansion. The first floor of Phase 1 of the new hospital will contain 3,900 SF including 4 Exam Rooms, 3 Treatment tables (one for Dentistry), and 2 Surgery tables. Phase 2 will add another 670 SF including an additional exam room customized for consultations, euthanasia and bereavement, a business office and additional Waiting Area seating. In order to maximize the available square foot area, a 1,300 SF loft has been created to “float” over part of the first floor, while still leaving higher headroom over the Waiting Area, Treatment and Surgery.
