One of the most beloved veterinarians in the New York City metropolitan area had outgrown his 1,600 SF facility. Together with his wife, who manages his practice, he found an existing building in the heart of The Bronx that provided enough space for the expansion of their current operation plus contiguous space for future growth. The first floor of the first phase of this hospital build-out contained 3,900 SF that included four exam rooms, three treatment tables (one being for dentistry), and two surgery tables. The second phase of the project added another 670 SF to include an additional exam room customized for consultations, euthanasia, and bereavement; a business office; and additional waiting area seating. In order to maximize the available square-foot area, a 1,300 SF loft was created to “float” over part of the first floor while still leaving higher headroom over the waiting, treatment, and surgical areas. The loft contains storage, the computer server, and a mechanical/electrical area.
